A listing commission is defined as : that
part of the commission that is paid to the listing agent
through the brokerage
for services that apply to listing the property as set out
in addendum "A" of the Listing Contract. This amount
is generally
equal to one-half of the total commission charged to the
client minus office fees.
The purchasing commission is defined as: that part of the
commission that is paid to the selling agent through the
brokerage
for services that apply to selling the property as defined
in part 5C of the Listing Contract. Commission is only payable
on sales that actually complete, and is paid within 14 days
of move-in date of the purchaser. This amount is generally
equal to one-half of the total listing commission minus office
fees.
Restrictions:
Most of Peter Veri's business comes from referral's, therefore
the 'referral fee' is restricted to referrals, and is not
directly payable to the person buying or selling.
Real Estate fees are divided into 'ends'. There is a listing
end, and there is a selling end, (although both ends are
usually paid by the seller). When a buyer completes a purchase,
the Listing REALTOR receives a 'listing' commission, and
the REALTOR representing the buyer receives a 'selling' commission.
These are defined in lines 5(a) and
5(c) of the Listing Contract. Payment of the referral fee
is calculated on the net amount received by Peter Veri from
the brokerage, excluding GST, and is 25% of one end of the
transaction. Maximum referral fee payable is $2500.00 for
any one transaction.
When a Developer is referred to Peter Veri, with a minimum
of 5 units, payment of the referral fee is calculated on
the net amount received by Peter Veri from the brokerage,
excluding GST, and is 10% of one end of the transaction.
There is no maximum referral fee on development referrals,
except where stated by law.
Payment of the referral fee takes place within 10 days of
completion of the Purchase or Sale of the property. No referral
is payable if the Buyer or Seller does not complete the transaction.
